The Municipality of Punta Hermosa is calling for a public hearing to discuss the change of zoning for the land located between the El Silencio Urbanization and the Old South Panamerican Highway. The event will take place on Tuesday, August 13th, of 9:00 a.m. a 2:00 p.m., at the municipal headquarters.
Topic to Discuss:
The Metropolitan Planning Institute (IMP) proposes a change in the zoning of three plots of land. The Zoning Zoning regulates the right of how land or real estate can be used and occupied, in order to meet the physical, economic, and social demands of the population. It is specified in zoning plans, urban and architectural parameters, as well as the use index for the location of urban activities. The properties seeking a change have a zoning of Recreational Housing Zone (ZHR – zones intended for beach or countryside housing (club-type), to be developed individually or grouped in condominiums with recreational and social areas for common use. They have a very low population density.), and are seeking to change to a Medium Density Residential (RDM – allows for the achievement of a medium population concentration through single-family and multi-family housing units). This change will allow for greater densification and construction in these areas, which could significantly transform the district.
context:
The mayor of Punta Hermosa, Guillermo Fernández Otero, has expressed his concern about this change on his social media. According to the mayor, the IMP proposal skips the regular consultation process with the district municipality and with the local residents. Furthermore, the proposed change could negatively impact the quality of life in the district, which is already facing deficiencies in infrastructure and services. Read the full text here.
Citizen Participation:
The hearing is a crucial opportunity for neighbors to get informed, raise their concerns, and express their opinions about the impact of the zoning change. It is important for citizens to participate actively to ensure that their voices are heard and considered in the decision-making process.
